Description: Threshold BuilderForms & Contracts include builder contracts, subcontractor contracts, scope of work forms, specifications, FHA/VA forms, checklists, financial forms, change orders and estimates.
If you printed one copy of the 100+ contracts and forms, it would print out in excess of 350 pages with most word processing programs. Some forms are one page, like a change order. The largest is the cost estimate worksheet, a 28-page form.
We ship these contracts and forms as word processing files because you will not agree with us on everything. You will want to customize the forms to suit you. You can add and delete paragraphs, or complete a form like specifications, the way you build. For example, if you normally pour 3000 psi concrete, use 2x4 studs, 2x10 floor joists -- enter this information and save it. You do not have to type in the same information each time you fill out the form.
There are eight different builder/owner contracts, each for a specific situation. Sometimes the customer owns the property, other times the builder owns the property. Some jobs are new construction, others are remodeling. Some customers want a fixed price, others want a cost plus.
There are 14 different scope of work forms for specific subcontracting work. Use these forms when obtaining bids for work. For example, if you need to get bids for plumbing work, prepare the scope of work form and give it, along with the plans, to prospective bidders. All bidders are bidding apples to apples.
There are 15 different builder/subcontractor contracts. Fourteen of them are trade-specific. Each contract contains a specific warranty for that trade, warranting back to the builder certain warranty standards for that trade.
There are four change order forms. Two are used between the builder and the homeowner, and two are also used between the builder and the subcontractor. One is a cost plus and the other is a fixed price.
We first sold our contracts and forms in January 1985. More than 14,000 builders, subcontractors, attorneys, lenders and others use Threshold contracts and forms.
In 1985, our original contracts and forms were reviewed and recommended by a committee made up of both staff and builder members of the National Association of Homebuilders.
These are the most comprehensive contracts and forms available for residential and light commercial construction anywhere.
