RentRight is a comprehensive property management solution. This easy-to-use software organizes information about buildings, tenants, income, expenses and more.
A reminder screen pops up each time you start Windows. This reminds you of all tenants with late rent or expiring leases. It will also remind you of any chores or problems that you marked as a priority.
Collecting rent is easy. Just pull up the tenant's name. You will see a running balance, and the late fee will be calculated for you. Enter the rental payment, and print a receipt. After rents are collected, print a bank deposit report.
You can record very detailed records of contents of each unit. You can record the contents of each room and the condition of these contents. There is also the capability to keep repair records for every appliance and every serial and model number, to save time when repairs are needed.
Renting is easy. Move-out inspection is easier with a list of unit contents and their condition. When a unit becomes vacant, you can look up and print your last classified ad for that unit. You can print applications as needed. There is a system to record information while you investigate each applicant. You can print a lease when you are ready.
Form letters are an easy and powerful addition to RentRight. Create a letter with generic terms, such as owner's name, tenant name, previous balance, rent due date (and many more). Then select one or more tenants, press "done" and the tenant's information is merged into the letter and printed. You can send out all your late notices with a couple of clicks of the mouse. You can send mailings to one or all tenants and mailing labels.
Keep a list of contractors that do work for you. You can look them up by name or the type of work they do. Keep notes on their quality and promptness of work.
All of your records will be organized for tax time. With RentRight, there is no need to understand or learn accounting jargon like debit, credit, posting or closing. You can simply print your expenses in tax-ready categories or change the categories for the way you do business.
